MOD-BIT Roofing

Unlike EPDM roofing, where leak sources can vary based on installation era and manufacturer, MOD-BIT roofs often encounter issues such as cracks, punctures, blistering, and leaks. What is a bitumen roof without regular maintenance? Older MOD-BIT roofs may suffer from deterioration at the seams and flashings due to aging and weathering. Meanwhile, newer MOD-BIT roofs, especially those from lower-quality manufacturers, can experience problems like degradation of the bitumen system, leading to premature failure akin to dry rotting. At PCR, we have extensive experience repairing Built-up roofs, Modified Bitumen roofs, and other flat asphalt roof systems. EPDM Roofing

EPDM roofing, or “Rubber Roofing” can be difficult to repair, because the leak sources can change based on the era which the roof was installed, and who the manufacturer was. Older EPDM roofs tend to have problems with the seams and flashings, due to splicing cement being used. Newer EPDM roofs manufactured by lower-quality manufacturers can have problems with carbon black leaching out of the system, essentially causing the roof system to have conditions similar to dry rotting. Other times, a leak may be caused by a simple hole or opening in the roof system.

We know what to look for from the moment we walk on the roof, which allows us to make repairs quicker than other contactors, and more effectively than other contractors. PVC Roofing

PVC Roofing can be difficult to repair because defects can be caused by a variety of sources. If the PVC roof system is newer, the leak source is most likely from poor-quality welding. If the PVC roof system is older, it can be caused by a variety of sources, including shrinking or shattering PVC membranes. The correct repair to make depends highly on the problem found. If it is a newer PVC roof, welding a PVC patch is typically the correct course of action. On older PVC roof systems, where small shatters may exist throughout the entire roof system, liquid flashings or other sealant products may be a more cost-effective solution based on the life expectancy of the roof system.
